What’s new

• New Place of the head office: under Company, choose the place of your head office from the list of places (next to street and number). obyavi.eu shows it with your agency, in the list of agencies and with your properties, and passes it to search engines as an address with place and region.

• Improved obyavi.eu no longer shows contact data (phone, e-mail, messengers, website): properties, agencies and search pages only show the company name, company address and contact person; inquiries go exclusively through the contact form and arrive as contacts in the CRM.
• Improved Guides on obyavi.eu: all languages of an article show the same photos (with captions in every language) – three instead of 21 images per article, about a seventh of the image cost. Own images per language can be switched on again under Administrator → Guide agent.
• Improved The AI on obyavi.eu now runs on gpt-6.1-sol throughout – property and category texts, search pages, guides, topic agent, chief editor; the visitor search uses the fast gpt-6-luna. This cuts the cost to about a fifth. Adjustable per area under Administrator → Portal AI and chief editor.
• New obyavi.eu with its own AI key and a chief editor: all AI tasks of the portal run on an own OpenAI key, all texts with the best model. A topic agent plans guide topics specifically for Bulgaria. A chief editor reads every new text in all languages – property and category texts, search pages and guide articles –, gives a score and only releases good texts; rejected ones are rewritten with his notes. Settings under Administrator → Portal AI and chief editor.

• New Property guide for obyavi.eu: an AI agent writes an article about buying, renting and living on the Black Sea coast every two days – with OpenAI’s most capable models for text and images. Every language gets its own independently written text and its own photos. Before publishing, the agent checks for nonsense, risky legal statements and inappropriate content. Articles with cover image, images in the text, tip box, share buttons and matching offers; plus an overview by topic, menu item, home page section and sitemap. Settings under Administrator → Guide agent.

• New Linking agent for obyavi.eu: it connects pages that belong together – category pages with matching search pages, search pages with each other, properties and agencies with the search pages they appear in – and makes sure no page is left without a link. Places and property types in texts link to their category page automatically. Overview under Administrator → Internal linking.

• Improved obyavi.eu thoroughly reworked: filters for offer, property type, location, price, bedrooms and sorting; all properties page by page; prices in the format of each language; on mobile a contact bar with call button and swipeable photos with photo count; feedback during the AI search; contact form errors right at the field and in the visitor’s language; own “not found” page with search; better legibility in dark mode and keyboard operation.

• New Search requests and SEO agent for obyavi.eu: what visitors search for is stored without personal data. An AI agent sorts out nonsense and inappropriate requests, turns frequent searches with enough matching properties into search pages in all languages, checks every text against SEO rules and with a second AI editor, and hides pages that no longer have enough properties.

• New obyavi.eu expanded for search engines: dedicated pages per location and property type with readable addresses in seven languages (e.g. /en/buy/sunny-beach/apartments) – with price overview, introduction, frequently asked questions and links to nearby locations. Every agency has its own page with its properties and contact details.
• Improved Property pages on the portal with more detailed information for Google (area, rooms, location, features, availability), breadcrumbs via location and property type and a preview image when sharing. Sold properties point to similar offers. The sitemap contains all language versions and photos.

• New Own texts for obyavi.eu: every property on the portal gets a title and description in all seven languages, newly worded from your original text – so the portal listing differs from the one on your website. Your property stays unchanged and your AI credit is not used.

• New The AI assistant now also works with Claude by Anthropic. Companies can store their own Claude or OpenAI key under Settings → AI assistant – the provider is recognised from the key. Translating, writing texts, AI search and contacts from messages work with both.

• New Three new languages: Polish, Czech and Ukrainian – for the whole workspace, the product page, help and news, the obyavi.eu portal, the explainer videos and the company websites. Every user chooses their language in the user menu. Property texts now come in seven languages; the AI assistant translates into the new ones too. Places, property types and features have their own names in every language. You choose your website’s languages under Settings → Website.
• Improved All German, Russian and Bulgarian translations reviewed and more than 400 texts corrected: consistent terms, polite address throughout, correct plural forms, no Russianisms in Bulgarian.

• New Explainer video on the start page: “ImotDesk in one minute” shows agencies properties, clients, partners and publishing – a separate video with narration and subtitles in every language.

• New Property portal obyavi.eu: visitors search with AI in their own words across the properties of all participating companies. In the company form the management switches on “Publish on obyavi.eu” – the first time, the properties released for the website are taken over; afterwards each property has the switch “obyavi.eu” under Publication. Every property has its own page with photos, details, logo and contact of your company and the responsible agent; inquiries go straight into your CRM as contacts. The search pages now live on obyavi.eu as well, the ImotDesk start page links there.

• New Search pages for search engines (SeoPages module): under Administrator → Search pages the owner creates pages for typical search requests (“apartment with sea view in Nessebar”). The AI writes title, description, introduction and text in all languages and proposes fitting searches on request. Each page has its own address per language (/de/immobilien/…, /en/properties/…), hreflang, structured data, the matching released properties, a contact box with logo, phone, email and messengers of the agent, and a form that stores inquiries as contacts in the CRM. Start page and search link to the pages; the search box now sits at the very top of the start page.

• New Property search for visitors on the start page: prospects describe in their own words and any language what they are looking for (“two-bedroom apartment near the sea up to 120,000 €”). The AI turns the wish into filters, the results page shows only the operator company’s properties released for the website – never other companies’ properties – and links to the property page of the company website. Without an AI key it searches by keywords.

• New ImotDesk stays free – anyone who likes can support the project: the dashboard shows a donation appeal with PayPal link and bank details. Under Administrator → Donations the owner records which company donated how much; public donations appear as supporters with company and amount, your own company is highlighted.

• New AI trial credit: every company gets a credit of AI requests on the platform key (default under Administrator → AI assistant, individually in the company form). Once it is used up, the company’s own OpenAI key is used automatically; without one a note points to the settings. The company sees its credit under Settings → AI assistant.

• Improved New menu group “Settings”: Telegram bot (previously under Marketing), Website (previously under Website) and AI assistant (own OpenAI key and writing style, previously in the company profile) are now found there.
• New Own OpenAI key per company: in the company profile, management can store its own API key (and optionally a model). The company’s AI requests then run on its OpenAI account and are not bound to the platform limits. The key is stored encrypted and never shown again; “Test connection” checks it.

• New Complexes: clicking a complex shows the properties in it – your own and released ones in full, offers of other companies with key figures (type, bedrooms, area, price). Request “Viewing with my client” or “Resale” with a message; the other company is notified and releases the property or declines. The list shows how many properties other companies offer in the complex.

• Improved The “Master data” menu item (places, regions, countries, property types, features) now appears only for the owner – other roles cannot change these lists anyway.
• Improved Social media: the “Create post” page loads much faster – template thumbnails are derived from the finished card, video photos load only when scrolled into view and at video size, and browsers keep photos, logo and scripts.
• New Social media: six templates for the property card (Classic, Magazine, Bold, Dark, Clean, Gallery) with preview. Pick the brand colour per post – from presets or your own colour – and save it as your company default if you like.
• New The templates also apply to the video and the cover image: intro, photo bar, end card and cover follow the card template or a separate choice in the video section.
• Improved Create post: Facebook and Instagram texts and the video headline are written only on click (“Write text”, “AI suggestion”), no longer when the page opens.

• Improved Security review of the whole system: website texts for places and property types now belong to each company (previously shared by all websites), website inquiries are only assigned to the matching company, internal columns in spreadsheet exports require the same permission as the property form, and approving social media posts is reserved for management.
• Improved Faster: the partner directory and “Property care” load only what they need; social media cards are cached briefly; the log viewer copes with very large log files.

• Improved Company logo and website logo can now be uploaded as SVG. Scripts are removed automatically when saving; on social media cards the logo appears as an image.
• New New Social media module (menu “Marketing”): Telegram channels per company in up to four languages. Posted are new properties, price drops, sold notices, the property of the week and a portfolio rotation – each with a designed property card (photos, price, logo, key figures, features) and a text written by the AI assistant. Optional approval in the admin chat, hashtags, automatic channel clean-up and safety limits. Internal notes never reach a post.
• New Marketing → Create post: property card and link image (1200 × 630) to download, ready texts for Facebook and Instagram to copy, and a slideshow video (reel/story, post 4:5, square) with cover image, headline and royalty-free music – all made in the browser. Plus “Post to Telegram now”.
• New Property → tab Internal and export: new switch “Social media (Telegram)” for companies that do not want to post all website properties (setting “What is posted”).

• Improved The partner list (Excel) has moved to the exports: Properties → Exports, “Excel / CSV list” profile with the “Partner list” template and the filter “Only properties partners may sell”. New columns: commission for partners, advertising allowed on, map. The “Partner list (Excel)” button in the property list is gone.
• Removed Photo links from previously created partner lists (/partner/photos) no longer work; new lists contain the “Photos as ZIP” link of the exports.

• New Exports → Excel/CSV list: new column “Photos as ZIP” – one link per property that downloads all photos as a ZIP file (JPEG); valid as long as the property exists.
• New Exports → Excel/CSV list: the columns and their order can be chosen per profile (over 50 fields, including owner, key information and internal notes for your own lists).

• Improved Exports: a profile can now export only properties with the switch on or all matching properties (Excel/CSV: all). The message for an empty selection now states the numbers and the reason.
• New Exports: two more formats – Kyero XML (feed version 3 for international portals, texts in all languages, image links) and Excel/CSV list (all key fields in one language, photos as links, selectable CSV separator). Each format is its own switch under “Publication” on the property.

• Improved What’s new is easier to read: patch versions are combined, fixes are collapsed and older versions appear as expandable rows.
• New Properties → Exports: export profiles for property portals in the OpenImmo format (ZIP with photos or XML with image links). Enable properties under “Publication”, create a profile with filters, download or transfer via FTP/SFTP – manually, hourly or daily. Every run is logged with its file.

• New Administrator → Modules: see all modules with version and status and switch them on or off individually. Dependencies are respected, data is kept.

“My day” dashboard

• New “My day” at the top of the dashboard: follow-ups due (overdue in red), new inquiries, planned viewings and negotiations – one click opens the matching contact list.
• New Follow-up “Done”: record the conversation with a note and plan the next date right away. New, unanswered inquiries with “Take over”.
• New “Improve listings”: listed properties without photos, with few photos, without price or description, or not updated for a long time.

Clearer menu

• New “+ New” at the top next to the search: create a property, contact or owner directly from any page.
• Improved Tidier menu: complexes are listed with the properties (open reports as a count), places, regions, countries, property types and features are grouped under “Master data” with tabs, blog categories under “Blog”. Company management sees “Company profile”.

• New Email settings under Administrator: enter SMTP server, encryption, port, login and sender yourself (password encrypted) and check them with a test email.

Administrator: overview, logs, security

• New “Administrator” is now an overview with tiles (system, platform, logs) – one menu item under “Administration” instead of many.
• New System logs: log files per day with counts per level (error, warning …), filter and search entries, download, delete.
• New Activity log: sign-ins (including failed ones) with IP and creating, changing (old → new) and deleting properties, owners, contacts, users and companies; CSV export, deleted automatically after 90 days.
• New Security: overview of cookie protection, security headers, HTTPS, debug mode, key and owner accounts with recommended values. Cache: clear individually or optimize.

“Administrator” menu

• New New “Administrator” menu (owner only) with system status: scheduler, queue, backup, disk space, email, errors and websites at a glance, with a red count in the menu when something is wrong.
• New Backups: view, download and delete database backups, and “Back up now” at any time.
• Improved Platform settings (product page, AI, websites, help articles, tickets, system messages, roles) are now grouped under “Administrator”; “Administration” only contains users, companies and partners.

Company logo

• New Companies upload their logo in the company profile (Administration → Companies). It appears at the top of ImotDesk next to the wordmark and on the website, unless a separate logo is set there.

• Improved Website: places and properties without a photo show a placeholder (sun, sea, house) in your design colours instead of an empty area.
• Improved Transfer “Folder on this server”: the target folder is created automatically per company, no entry needed any more.
• Removed The “Subfolder” field for websites is gone: the website always sits at the root of its domain, the preview gets its folder automatically.
• New View website: every built website is automatically placed in the company’s own folder on the server and can be checked with “View website” before transferring (hidden from search engines).

Build websites on our own server

• New Websites are built directly on the ImotDesk server (without GitHub). They are transferred only when you click “Transfer” – or automatically, if you switch that on for the website.
• New Download the built website as a ZIP and transfer it again at any time.

Better AI texts

• Improved Title and description are translated automatically; the “Translate into other languages” button is no longer shown there while automatic translation is on.
• New Own AI writing style per company: store style rules and example texts under Company – the assistant writes titles and descriptions in your style.
• Improved The AI assistant writes more vividly and concretely: benefits instead of lists, no clichés, every language phrased naturally. Optionally a stronger model just for texts (AI settings).

Security and speed

• Improved AI assistant: descriptions as flowing text – the key details are written in full sentences instead of a bullet list.
• Improved Enter the distance to the sea (also to the beach and centre for complexes and in search profiles) in metres or kilometres.
• Improved Thorough security review: stricter checks of uploads, notifications and permissions, protection against embedding in other sites, daily database backup.
• Improved Faster: lists load small previews instead of full-size photos, far fewer database queries in the property form and on the dashboard.
• Improved Role permissions you change under “Roles” and your own names for property types and features are kept during updates.
• Improved Sharing properties with other companies is now a separate permission (default: company management); shared lists such as places and property types are changed only by the admin.

Property texts with AI

• Improved Request access: phone number with country selection, flag and dialling code as in the CRM.
• New “AI assistant” button right at title and description: writes, improves, shortens or expands the text from all details of the listing – with tone, length, languages and your own notes.
• Improved Title and description are translated into all languages automatically when saving and shown immediately. If you change the main language text, machine translations are renewed – those marked “Reviewed” stay.

AI search

• New Search properties in everyday language: “2-bedroom flat in Sunny Beach up to 120,000 € with pool” – the AI sets the matching filters, which you can adjust afterwards.
• New Search by meaning: wishes such as “quiet, sea view, good for renting out” sort the results – the best matching properties come first, across languages.
• New Clients: paste an enquiry from email or WhatsApp – contact details and search profile are filled in automatically.
• Improved Property search: several places at once, area from–to, maximum distance to the sea and features as filters.

AI assistant

• Improved AI assistant: monthly limits per user and per company; the AI tab shows how many requests you have left.
• New Translate texts with one click – on every multilingual field into the other languages or from the main language.
• New “AI assistant” tab in the property: take over details from a text (e.g. a message from the owner) and have title and description written in all languages.
• New If desired, missing languages are filled in automatically when saving.

Request access

• New Agencies can request access on the start page – we get back to them and set it up.

WhatsApp, Telegram and Viber

• New Mark every phone number as reachable via WhatsApp, Telegram or Viber – for contacts, owners, users, companies and complex management.

Photos and management for complexes

• New Complexes now have photos (first photo = cover) and the management’s contact details: company, contact person, phone, email and notes.
