Buying property in Bulgaria: the process for foreign buyers
From reservation to notary deed: what buyers from abroad should know – and what you as an agent explain.
Read article →Since 1 January 2026 Bulgaria pays in euros. What this means for prices, contracts and buyers from abroad.
On 1 January 2026 Bulgaria adopted the euro. The lev had long been pegged to the euro (1 euro = 1.95583 leva) – the changeover used this rate.
On the coast, property was mostly offered in euros anyway. Now the euro is also the legal currency for the notary deed, taxes and fees. Conversions and rounding questions on the purchase price are a thing of the past.
Older contracts with amounts in leva remain valid; the amounts are converted to euros at the fixed rate. Still, check that payment plans in ongoing preliminary contracts are worded clearly.
For buyers from the euro area there is no more currency risk, and payments within the euro area are easier. This makes Bulgaria even more tangible as a holiday or second home – a good argument in sales talks.
All prices in ImotDesk and on your website are kept in euros. Partner commissions, maintenance fees and exports use the same currency.
